For many prospective residents, choosing where to live in New Zealand is a significant decision. They want time to explore neighbourhoods, schools, lifestyle options, business opportunities and local services before purchasing a property.

A luxury rental gives them the flexibility to do this without rushing. Instead of staying in a traditional hotel, families can enjoy the space, privacy and convenience of a fully equipped home while discovering whether a destination suits their long-term plans.

This “experience before you decide” approach is becoming an important part of the relocation journey.

02 · Market growth

Luxury Rental Demand Is Growing

Data reported by realestate.co.nz shows that demand for luxury rentals increased by 43% between January and May 2026 compared with the same period in 2025. International luxury rental activity during April and May rose by 123% year on year.

We have seen a similar shift at Stay Luxe. Searches for our luxury properties increased by 200% between January and May 2026 as more international visitors looked for premium temporary accommodation while considering residency, investment and property opportunities.

These figures show that the impact of the Golden Visa extends beyond the investment itself. It begins from the moment a prospective resident arrives and starts exploring New Zealand.

The high-end rental market is becoming part of the front door to New Zealand for wealthy migrants.

Longer Stays Create Wider Benefits

Our data shows that visitors connected with the investor migration market stay in luxury accommodation for an average of 32 nights. This is approximately five times longer than the average seven-night stay of other high-net-worth travellers.

A longer stay creates value well beyond the accommodation booking. Guests dine at local restaurants, use private transport, visit attractions, shop locally and engage professional services while they explore the country.

Stay Luxe estimates that each visit can generate approximately NZD $20,000 in additional spending outside the accommodation booking. Depending on the guest’s requirements, this may include private chefs, concierge support, personal drivers, helicopter transfers, spa treatments, security and customised experiences.

These visitors are not only guests. During their stay, they become active participants in the local economy.

Who Is Travelling With Stay Luxe?

International guests currently account for 81% of Stay Luxe bookings. North American visitors represent 41% of our international guests, followed by Australia at 27%, Asia at 12%, the United Kingdom at 9% and Europe at 4%.

Our highest-tier properties have an average total booking value of approximately NZD $77,600, based on an average nightly rate of NZD $4,750 and an average stay of 16 nights.

Our second-tier luxury homes average approximately NZD $13,400 per booking, with an average nightly rate of NZD $1,690 across an eight-night stay.

These booking patterns demonstrate the value of providing a carefully selected range of homes for different family sizes, travel styles and stages of the relocation journey.

05 · Regional demand

Auckland Is Leading the Market

Auckland has emerged as the strongest market for premium rental activity. Data reported by realestate.co.nz indicates that luxury rental activity in Auckland during May 2026 was more than six times higher than it was one year earlier.

For many international visitors, Auckland is the natural starting point. The city offers international connections, private schools, professional services, premium dining, established neighbourhoods and access to a wide selection of luxury properties.

From Auckland, visitors can also explore other parts of New Zealand before deciding which region best suits their family, lifestyle and investment goals.

06 · Seasonality

Supporting Luxury Travel Throughout the Year

Golden Visa and relocation travellers may also help reduce the seasonality traditionally experienced by luxury accommodation providers.

Unlike leisure travellers who often plan their visits around the summer holiday period, prospective residents may travel throughout the year to attend meetings, inspect properties, visit schools and explore investment opportunities.

At Stay Luxe, our average daily rate increased by 16% compared with the same period last year, while some properties achieved more than double their previous rate. Occupancy is also tracking approximately 12% above the wider market.

This year-round demand creates an important opportunity for luxury property owners, particularly during New Zealand’s quieter winter months.

Demand Is Growing Faster Than Supply

Luxury accommodation demand is now outpacing the number of suitable properties available in New Zealand.

Some accommodation agents are receiving as many as 50 enquiries each week and are unable to accommodate approximately half of the high-net-worth travellers who contact them. At Stay Luxe, we have also seen enquiries increase to around twice the level recorded during the same period the previous year.

This demand is positive for New Zealand, but the shortage of suitable homes means the country is not capturing the full economic benefit.

Travellers who cannot secure the property they need may shorten their visit, choose another destination or stay in a large hotel. When those hotels are internationally owned, a portion of the profit generated by the stay may leave New Zealand rather than remaining within the local economy.

02 · Extended stays

What Luxury Travellers Are Looking For

These guests are not simply looking for an expensive place to sleep. Many are seeking a private residence that can support their lifestyle throughout an extended stay.

Their requirements may include multiple bedrooms, generous living areas, secure parking, privacy, high-quality furnishings, reliable technology and access to personalised services. Families may also need space for children, staff or security teams.

The length of stay can range from approximately three weeks to 12 months. This means the property must function as a genuine home rather than short-term holiday accommodation.

Guests may also require support with private chefs, housekeeping, drivers, local experiences, business arrangements or relocation services. The quality of the home is important, but so is the level of service surrounding it.

When we cannot provide the right home, New Zealand risks losing not only the accommodation booking but also the wider spending connected with the guest’s visit.

03 · Auckland

Auckland Faces the Greatest Shortage

The strongest supply challenge is currently in Auckland.

Many international travellers begin their New Zealand journey in Auckland because of its global flight connections, business community, private schools, premium dining and established professional services. It is also a common base for people exploring residency, investment or relocation opportunities.

Despite this demand, there is a limited selection of large, fully furnished luxury residences available for extended stays.

New Zealand has outstanding homes, including properties that may sit unused while their owners are overseas or living elsewhere. Bringing more of these homes into the professionally managed luxury rental market could help meet demand without requiring owners to commit to permanent tenancy arrangements.

Stay Luxe is seeing particularly strong enquiry growth from the United States and Europe, with the United States and Germany among the markets showing notable interest.

Wealthy international migrants exploring New Zealand’s Golden Visa pathway are helping drive a sharp increase in luxury rental demand, creating a flow-on boost for accommodation providers, hospitality operators, tourism businesses and premium service providers before any property purchase takes place.

New data from realestate.co.nz shows demand for luxury rentals increased 43 percent between January and May 2026 compared with the same period last year. Growth accelerated following changes to the Active Investor Plus Visa, with international luxury rental activity in April and May rising 123 percent compared with the same period in 2025.

Separate Stay Luxe data shows property searches increased 200 percent over the same period as high-net-worth visitors assessed New Zealand as a potential place to live and invest.

Luxury Rentals Offer an Early Read on Buyer Intent

The findings suggest some of the earliest economic benefits from investor migration are being felt outside the property market, as visitors spend across accommodation, hospitality, tourism, retail and concierge services while evaluating long-term relocation options.

Wood said the lift was strongest in the premium rental category and became much more pronounced from April, timing that was consistent with the Golden Visa attracting new high-net-worth international interest.

Wealthy Migrants Are Approaching Relocation in Stages

Luxury Demand Is Strengthening Market Performance

Stay Luxe said its average daily rate had increased 16 percent year on year, while occupancy was running around 12 percent above the wider luxury accommodation market.

The impact may become more visible over winter because relocation-driven demand is less seasonal than traditional tourism.

“June to September is usually the quieter period for luxury accommodation, but Golden Visa travellers are different from seasonal tourists. If they are staying an average of 32 nights and travelling year-round, that has an immediate impact on occupancy and revenue.”

Longer Stays Generate Wider Local Spending

Stay Luxe estimates each stay generates approximately NZD 20,000 in additional spending beyond accommodation costs through food and beverage, transport, activities, retail purchases and tourism experiences.

The company’s highest-end properties generate average bookings of around NZD 77,600, based on an average nightly rate of NZD 4,750 and a typical stay of 16 nights. Second-tier luxury properties generate average bookings of around NZD 13,400, with average stays of eight nights.

Additional spending can range from several hundred dollars a day for concierge services to several thousand dollars a day for private chefs, personal drivers, in-house wellness services and security arrangements.

The mistake most first-timers make with Matakana is treating it as a single stop: market, lunch, home. Spend one properly planned day here and you understand why Aucklanders speak of the place with a certain possessiveness. Within twenty minutes of the village you can stand in a sculpture garden, ride a horse down an empty surf beach, play one of the finest golf courses in the world and, after dark, hear a wild kiwi calling a few metres away.

Wander the Gardens and Galleries of Sculptureum

Start with art. Sculptureum is exactly what its name promises and stranger than it sounds: ten acres of gardens and galleries a few minutes from the village, holding several hundred artworks that run from blown glass to bronze, playful to provocative.

It is the rare gallery experience that holds children as completely as it holds adults, who tend to lose track of time. Rothko, the One Hat restaurant in its grounds, makes the obvious lunch, which is to say the art can very easily claim your entire day.

Take a Winery Tour of Matakana Wine Country

Matakana is wine country, with more than twenty boutique vineyards folded into its hills, and the most civilised way to meet them is on a guided tour. Operators run day tours from Auckland with pick-up in the city, which solves the only real problem a cellar door presents: the drive home.

Let someone else hold the keys while you move between tastings of hand-crafted Syrah and Chardonnay grown within sight of the sea. We will introduce the vineyards properly in a coming guide; for a day trip, it is enough to know the trail is here and the glasses are generous.

After dark

Meet Wild Kiwi at Twilight at Tāwharanui

Then there is the experience visitors talk about for years afterwards. Tāwharanui, the predator-fenced open sanctuary at the end of its own white-sand peninsula, is one of the very few places in the country where kiwi live truly wild.

As the light fades, join a guided twilight walk to find them: red-lens torches, an expert guide and the strange, prehistoric call of New Zealand’s national bird somewhere in the dark beside you. A private tour makes it rarer still—an unhurried evening with a guide to yourselves. Most New Zealanders have never seen a wild kiwi. You can, an hour from Auckland.

Ride a Horse Along Pakiri Beach

North of Matakana, Pakiri Beach runs white and mostly empty for kilometres, and the best way to take its measure is from a saddle. Local rides move from native bush and green hill country down onto the sand itself, with sea views out to the islands the whole way.

It asks nothing of your experience level and gives back the kind of hour that ends up as the photograph on someone’s wall.

Golf at Te Arai Links or Omaha Beach Golf Club

Golfers arrive in this region with intent now. Te Arai Links, a short drive up the coast, has become one of the most talked-about golf destinations in the world: true links land running beside a deserted white beach, with the world’s largest putting green waiting for whatever is left of your short game.

Closer to the village, Omaha Beach Golf Club offers a sand-based links-style course laid along the sandspit between the sea and the estuary, ranked among the best in the country and mercifully relaxed about visitors. One is a pilgrimage, the other a pleasure; a serious golfer will want the day that includes both. If golf is not your thing, book a spa treatment, relax and enjoy the view.

Learn to Surf with a Local Instructor

The east coast here takes its surf seriously without taking itself seriously, which makes it the ideal place to learn. Local instructors run small-group and private lessons at Omaha and Pakiri, reading the tides and choosing the day’s best beach for you.

The water is forgiving, the whitewater does most of the work, and standing up for the first time with an empty beach in front of you is a particular kind of happiness that no resort wave pool has ever reproduced.

Spend the Day at Omaha Beach

And if the day should simply be a beach day, make it Omaha. The long white sandspit twenty minutes from the village is where Auckland quietly summers: surf on one side, calm estuary water on the other, and sand that seems to go on administratively forever. Swim, walk the spit, do absolutely nothing with commitment.

The supporting cast makes it effortless. Come off the sand and Omaha Beach Cafe pours a proper coffee, with a chic little boutique alongside for the browse you did not plan. On the road in, The Farmers Daughter overlooks the estuary at Point Wells with menus driven by local produce and a talent for turning breakfast into a long lunch and a long lunch into sunset drinks; the style is as good as the food.

The Superette at Omaha Beach covers everything you need for a day on the sand, everyday essentials alongside properly good things to eat, with a pizza kitchen that solves dinner on the drive home.

Art or vineyards, kiwi or links golf, saddle or surfboard. Choose two, do them slowly, and leave the rest as the reason to return.
